Project Formation

• Analyze the possibilities of your property, budget, and timeline

Project Management

• Find and manage the right design team: architect, landscape, interiors, civil engineering, structural engineering, lighting design, and contractor

• Manage the schedule and budget

Design

• Create a design and increasingly refine it over several rounds of presentation and feedback

Construction Documents

• Document the design and specifications in detail for the purposes of permitting, bidding, and construction

Permits

• Submit to the agency of jurisdiction for necessary permits

• Attend to all plan-check comments and submit responses as necessary

Bid Support

• Administer a bid process to obtain competitive bids, or work with a pre-selected contractor to obtain a construction contract

Construction Support

• Observe construction throughout the building process

• Respond to contractor requests for information

• Review material samples and shop drawings

• Review requests for payment by the contractor

Project Closeout

• Photograph the project

• Conduct post-occupancy evaluations
